There is no Monopoly on Buying Property. Finding that perfect home can have a storybook ending .  

The most productive way to that end, has a simple beginning. It starts with a simple plan.  If you can grab a piece of paper and a pen, or pull up a blank word document, start writing your thoughts down.  The following elements are crucial in making the right decision on purchasing a home;  a) what neighborhoods,  b) what lifestyle,  c) job commute,  d) 3-5 years,  e) size,  f) price,  g) monthly payment,  h) potential appreciation.

Drive the neighborhoods you are considering, at different times of day.

Embrace your lifestyle. Are you a workaholic? Are you a gourmet chef, or does making dinner consist of making a reservation? Do you enjoy the buzz of city living or do suburban community ties, or isolation at the end of a long dirt road sound like home?

Live to work? Or Work to Live? Job commitments can change. Consider your home choice as an escape to your everyday grind. Home is more than an existence-- it is where you live life! So making a move solely based on your current employment can become a temporary situation. if not a financial setback.  Home Buying is based on your life's Big Picture.

Because the Phoenix Metropolitan area is growing insurmountably (will be the #4 market in the U.S.), focus must be placed on a HomeBuyer's commute from their property. What your morning drive time is today to work, will differ 2 years from now.
 
Case in point, purchasing in a newly developed area of town...most new home subdivisions will take 2-3 years to closeout, from the time the sales trailer appears on site to the time the last new home is built and occupied. Imagine an area of town where there are a multitude of new home subdivisions being constructed or a master-planned community in creation. If you purchase a new home in these areas, your time in the car will increase, based on the growing population in your area. Couple this thought with government-funded roadways that are amidst construction, or could be behind the curve of expansion, slowing your commute even more.
 

 3-5 years from now, where do you want to be? What you purchase today, will affect you tomorrow. Will you be starting a family? Will your children be off to college? Will you be considering a job relocation? If so, would you want to sell your home? Would you rent it? Are you in a good rental area? Statistically speaking, most people move from their homes every 3-5 years.

Given the fact that the first few years of our mortgage payments are primarily paying on the interest of our home loans...is it wise to purchase a home on a 30-year fixed payment which bears a higher interest rate if we plan on moving within 3-5 years?
 
When speaking to a Home Loan Specialist, and you are in process of discovering what you qualify for as far as a purchase price for a home...remember to ask the question..."Based on this purchase price, what will my monthly payment be, with taxes and insurance?"
