You've been searching everywhere for that picture-perfect home. Problem is-- the pictures you see are anything BUT perfect. You've got your dream home in mind. You've even got the neighborhood in mind. You've searched the available listings to no avail. The floorplans don't work. Maybe it's that the home hasn't been updated since it was initially built-- which was 25 years ago! Enter
Renovation
!
With the Wells Fargo Renovation Loan, finding your perfect abode just got easier. You and your Realtor find a property. For example's sake, let's say that the home needs bathroom and kitchen renovation, in addition to landscape additions.
You have your Realtor submit a Purchase Contract on the property based on the asking price subject to recent sales comparisons in the neighborhood. Once the offer has been mutually accepted and agreed upon by both Buyers and Sellers, the escrow period begins.
At this point, you get contractor bids from various professionals who will do the renovation for you. You submit the renovation bids to Wells Fargo with a complete list of the remodeling you request. An appraiser will go to the property and value the home based on the proposed improvements.
Wells Fargo will then disburse the Seller their money at the closing (based on the sales price). The escrow company will also hold back additional funds (based on the appraised value w/improvements) to cover the payment of the remodel. Once the remodel is complete, your loan amount will be based on the contract price of the home with improvements; but, there are no out-of-pocket costs for the remodel because it has been built into your loan.
There are no pre-payment penalties on the renovation loan so you may refinance once the improvements are finished. However, the interest rate associated with this loan is market competitive. Another advantage is that the property could be valued above the home purchase and the improvements so it's a great way to gain equity in your new purchase.
