A Place Called Home.

Preparation Is The Precursor To Success

Physical, Mental, and Emotional. There are the three aspects of readying oneself to sell a home.

The physical part of selling a home encompasses the condition, and staging of the property. When getting a home ready-to-market there are some rules to abide by which will put your property at the top of a Perspective Buyer's list:

1) If there are repairs needed-- fix the adverse condition.

2) The first 15 seconds of a home showing are crucial-- from the curb to the front door.

3)  Remove the Clutter!

4)  Keep It Clean!

It's Showtime! Put yourself in the Buyer's shoes. You've walked up to the front door. Do you like what you see? You've entered your house. Do you still like what you see? Do you like what you hear? How about the scent of the home?

Please contact me should you need a list of "to-do's" for Getting-Ready-To-Sell or for home improvement contractor referrals.

Selling Your Home Is A Balancing Act

On A Mental Note... no one knows your home better than you do.  Your personal knowledge of your home matched with a masterplan in marketing will provide a Buyer with everything they need to have a solid understanding of your property and every reason to submit an offer to purchase!

Along with disclosing all the repairs and upgrades you've added to your abode, share with me your stories that have happened along the way. Communicate some cherished memories that took place at home. It's the intricate little details that may win a Buyer over.

Our success in selling your home is directly related to our ability to be open, honest, and consistently in touch with one another as a team. You will have my ear to listen, my shoulder for support, and my head for numbers.

Before we list your home, I will provide you with documentation that accurately depicts a realistic asking price and sales price. We will discuss strategy in pricing, marketing, and comprise a 30-day plan for reassessment should we need it. You will understand the comparable listings in your surrounding neighborhoods, and have an idea of what a Buyer will expect from you based on your property's location and price point.

I will do my best to exceed your expectations and prepare you for the sales process, void of surprises.

Emotional Ties

Often the most difficult aspect of selling your home is breaking away from the emotional "ties that bind". There could be a myriad of reasons why you have decided to sell your home-- most of which have heartfelt reactions attached.

Unless the Seller is an Investor, most homeowners actually become more attached to their property during the sales process. Whether you are willfully selling or ambivalent about the decision for change of residence, when the wheels are set in motion, your insides go into commotion.

Your Realtor is there to temper the emotional highs and lows that will come with this unfamiliar territory. Communicate. Then-- let go.

If you are advised to put away the cracked and worn antique family heirloom picture that adorns the center of the living room wall,  it is in your best interest to listen.

This is part of the staging process. Staging meshes the physical, mental, and emotional sides of listing your home. When you decide to list your home-- it is with the intention of presenting it to the Buyers' as their home.

Please contact me for a consultation on staging your home. In addition to decades of expertise in the marketing of real estate, I also have time vested in Set Design for Real Estate, Hospitality, and Home Improvement clientele.
